Improving Tenant-Partner Services with Proptech Strategies at SM Offices

Real Estate Industry Embraces Proptech for Sustainable Development

The real estate industry in the Philippines is quickly adapting to the latest technological advancements by integrating various property technologies (proptech) into their operations. These technologies aim to improve the quality of real estate by enhancing efficiency, streamlining operations, and enhancing customer experience.

SM Offices, a division of SM Prime, is at the forefront of this technological integration, utilizing proptech solutions to reduce energy consumption and make their space solutions more sustainable. One of their recent initiatives includes the installation of electric vehicle (EV) chargers at three office buildings in the Mall of Asia Complex.

According to Alexis Ortiga, VP of SM Prime Holdings and head of SM Offices, the introduction of EV chargers is a response to the growing demand from tenant-partners for more environmentally friendly transportation options. This initiative aligns with SM Offices’ commitment to improving tenant convenience and reducing their carbon footprint.

In addition to EV chargers, SM Offices has also implemented technologies like the Energy Recovery Ventilator (ERV) to promote energy efficiency and enhance air quality in their buildings. They have also integrated a Building Management System (BMS) and Air Conditioning and Ventilation System (ACVS) to optimize energy and water consumption.

Furthermore, SM Offices has installed seismic detection devices and earthquake recording instruments to ensure the safety and structural integrity of their buildings during seismic events. These technologies trigger alarms and provide relevant information for proper emergency protocols and evacuation procedures.

To enhance operational efficiency, SM Offices utilizes a Centralized Automated Meter Reading (CAMR) System for real-time and automatic meter reading. This system improves technician productivity and allows tenants with spaces on multiple floors to access all data in one location.

Beyond their office buildings, SM Prime has extended the use of proptech to enhance the infrastructure that supports their complexes. The implementation of adaptive traffic signals within the Mall of Asia Complex is one example of their dedication to sustainability and efficiency.

Overall, SM Offices’ strategic integration of proptech exemplifies their commitment to environmental stewardship and operational excellence. By setting new standards and inspiring industry-wide change, they aim to create spaces that serve current tenants while paving the way for future generations.
